Job Summary
Reporting to the Manager of Divisions, the Division Analyst I is responsible for interacting with taxpayers, receiving electronic Division Petitions, processing complex Division Petitions, assisting with Division duties as needed. The Division Analyst I provides excellent customer service to all customers at the Cook County Assessor’s Office (CCAO).
Essential Job Duties
• Interacts with taxpayers at the counter and electronically, answers taxpayer telephone inquiries, and interacts frequently with the Cook County Clerk’s Office and Cook County Treasurer’s Office.
• Receives electronic Divisions filings from taxpayers and/or their representatives regarding the division or consolidation of real property and processes for such Division Petitions.
• Utilizes tax maps, recorded documents, geographic information systems, and plats of survey to analyze and process division work resulting in new PINs and the creation of new legal descriptions.
• Reads, interprets, and composes legal descriptions.
• Scans division documents, reviews and uploads to Pinmap division documents.
• Files and retrieves paper copies of division documentation.
• Retrieves and reviews documents from the County Clerk’s Recording Department and enters new legal descriptions into Pinmap or other appropriate database.
• Creates invoices, via Cash Register, for Division Petition payments.
• Ensures that division field files are created in cohesion with the township order and/or as requested by the Field units.
• Provides division, map, and legal description research for internal requests, as needed.
• Assists with FOIA requests, as needed.
• Provides excellent customer service to all CCAO customers.

Minimum Qualifications
• High school diploma or GED certificate.
• Two (2) years of full-time experience reading and writing legal descriptions of real property.
• Two (2) years of full-time customer service experience in an office setting.
OR
• Current employee of the Cook County Assessor’s Office.
• High school diploma or GED certificate.
• Two (2) years of full-time work experience in the following areas: property taxation, assessment administration, real estate appraisal valuation, or a related field.
Preferred Qualifications
• Graduation from an accredited college or university with a bachelor’s degree in geography, finance, business administration, real estate, mathematics, or related field.
• Proficiency with Microsoft Excel.
• Two (2) years experience with a land survey company.
Knowledge, Skills, Abilities and Other Characteristics
• Ability to read tax maps, use geographic information systems, and conceptualize legal descriptions of real property.
• Must be computer literate, with skill and efficiency in entering and retrieving data.
• Must have the ability to work with CCAO systems and databases, Microsoft Word, Teams and Excel, and CAMA systems, as needed.
• Knowledge of CCAO procedures related to CCAO operations, function, activities and the property tax system, or the ability to quickly gain such knowledge.
• Knowledge of the assessment cycle.
• Knowledge of materials, software, equipment, and procedures utilized by CCAO, or the ability to quickly gain such knowledge.
• Ability to adjust to new techniques and procedures.
• Ability to converse knowledgeably and communicate effectively, both orally and in writing.
• Ability to work with others; excellent interpersonal skills in dealing with co-workers.
• Ability to coordinate and carry out instructions.
• Ability to communicate effectively both orally and in writing to address complex issues regarding the division or consolidation of real property.
• Ability to interact with the general public and taxpayers, providing guidance and information regarding the division and consolidation of real property.
Physical Requirements
• Visual acuity to review and edit written communications for long periods of time.
• Walking between offices and meetings may be required.
• Repetitive use of hands to handle and/or operate standard office equipment.
• Regular use of a telephone to communicate.
• Occasionally required to lift and carry up to thirty (30) pounds.
ANNUAL SALARY: $55,058 GRADE: 14
