Investments Summer Analyst - Summer 2026
OvAs a Summer Analyst, you will work alongside the Investment Team, which is responsible for executing new principal investment opportunities. WPC is focused on acquiring assets subject to long-term leases, which requires due diligence from both a corporate credit and a real estate perspective.
Investments typically take the form of either acquiring existing single tenant leased buildings, or acquiring buildings via a sale-leaseback. A sale-leaseback is a financing solution where an operating company monetizes its owned real estate by selling it to a buyer, like WPC, and simultaneously leases it back, becoming a long-term lessee to its new landlord. Regardless of structure, investments are evaluated through the lens of private credit-like investors to determine the credit worthiness of the tenants, and as fundamental real estate investors to assess the downside protection and upside potential provided by our real estate collateral.
Over our 50+ year history, WPC sale-leasebacks have been utilized in a variety of transactions, including as part of LBO capital structures, debt refinancings, and growth capital for a range of businesses.
Job Responsibilities
W. P. Carey specializes in sale leaseback financing and the Investments Summer Analyst role offers the unique opportunity to be directly involved in evaluating principal investment decisions. This is a very hands-on opportunity that provides unparalleled experience and exposure.
•Assist all facets of the Company’s principal investing business – negotiating, structuring and closing investments
•Conduct credit-centric corporate financial analysis and industry research
•Analyze real estate market conditions, leasing activity, and property values
•Model and evaluate potential investments
•Draft investment committee memoranda
•Initiate client contacts and assist in developing new business
Requirements
