Financial Analyst Intern

Responsibilities

Financial Analyst Interns will work alongside Full-Time Analysts on projects in Asset Management, Corporate Finance, Acquisitions, and  Curator. Throughout the internship, there will be exposure to Pebblebrook’s SVPs and C-Suite. An ideal candidate will have an interest in all three functional areas and will have a strong willingness to learn about other functions within the company. Each group’s responsibilities include the following:

Asset Management

  • Review and analyze monthly operating performance of hotel assets within a specifically assigned portfolio of hotels
  • Participate in the planning and execution of capital projects, renovations, repositioning and redevelopment
  • Prepare materials for and participate in monthly operations meetings with senior company executives and hotel management
  • Manage portfolio operating performance roll-up used in quarterly financial release
  • Prepare financial projections, valuations and ROI analyses
  • Assist with legal-related issues including leases, management agreements, franchise agreements, etc.
  • Conduct benchmarking analyses against other hotels within the portfolio to help identify areas for improvement
  • Review and critique annual marketing, operating and capital budgets

 

Corporate Finance and Investor Relations

  • Assist in disseminating quarterly financial information and articulating corporate strategies to Wall Street analysts and investors
  • Prepare and coordinate road show presentations for investors, and strategic presentations for the Company’s Board of Directors
  • Responsible for REIT valuation model (how Wall Street analysts value REITs), which analyzes the present and future performance of the company and the company valuation
  • Responsible for investor relations functions, including preparing press releases, updating and maintaining the company website, creating investor decks and presentations and responding to investor information requests
  • Conduct due diligence for and participate in debt and equity raises with institutional investors, lenders and investment bankers
  • Establish and manage other proactive analytics such as peer group benchmarking, analysis of macro-economic trends, etc.

 

Acquisitions

  • Evaluate potential hotel acquisitions by creating financial pro-forma projections, assessing capital requirements and analyzing the returns to the REIT, including sensitivity analyses
  • Produce investment memorandums for board and joint venture approval
  • Research markets and synthesize data to analyze investments
  • Assist in due diligence and property closing functions

Education and Experience

Completed Junior Year in Bachelor of Arts or Bachelor of Science degree program required. Preferred candidates have a major in hotel administration with a real estate focus, prior real estate experience, and strong academic record and quantitative skills. 

 

Skills/Abilities

  • Interest in all facets of the business including asset management, corporate finance and acquisitions
  • Strong analytical and computer skills, with an emphasis on MS Excel and MS PowerPoint
  • Highly developed verbal and written communication skills
  • Ability to work both as part of a team and independently
  • Strong attention to detail
  • Strong written, verbal and interpersonal skills a must, to interact with groups internally and externally, including senior executives
  • Ability to multi-task various projects to hard deadlines, including prioritizing and time-managing recurring duties and ad hoc tasks as they arise

Compensation

Interns receive a weekly salary.
