Project/Construction Management Intern
IMPACT OF POSITION

As a large local organization with over 32 programs, the one consistency is change. Intern with the Director of Strategic Initiatives and other staff to assist A New Leaf with their mission of Helping Families...Changing Lives.
The focus of this position is to provide staff support through project management to ensure projects are set-up for success by managing timelines, deliverables, and scope.

DUTIES AND RESPONSIBILITIES
Responsibilities will include but are not limited to:
- Performs reviews and analyses of affordable housing project budgets.
- Assist Real Estate Director in compliance with financial, county, state, and federal regulations.
- Provide support for homelessness and affordable housing initiatives.
- Evaluate and monitor the construction development of housing projects to ensure the integration of services with permanent and transitional housing.
- Performs a wide variety of activities related to policy analysis and research including designing, implementing, coordinating, evaluating, reporting, and monitoring real estate programs and objectives for the creation of new and preservation of existing affordable and special needs/homeless housing.
- Provides technical assistance and guidance to contractors and community organizations.
- Prepares timely, complete, accurate and concise written technical documents, including the preparation of reports for deliberation and approval.
- Performs a variety of administrative duties including preparing project budgets, disseminating Notices of Funding Availability and Requests for Proposals or Qualifications, evaluating applications submitted and performing other procurement tasks, and other duties as assigned.
- Create/sort/organize/update materials in online project software
- Perform computer related tasks - Microsoft suite (Work / Outlook / Excel / PPT)
- Moderate Excel skill (creating and navigating Gannt charts specifically)
- Work within project timelines and hold others accountable
- Schedule and lead project meetings
- Participate in required trainings and facilitated required project management meetings
- Maintain standards of confidentiality and professionalism at all times
- Adhere to codes of conduct and standards as specified in Volunteer Handbook
- Additional tasks may be requested by supervisor
QUALIFICATIONS
- Be enrolled in, or recently graduated from, a college program with emphasis in Construction Management, Project Management or related field.
- Must be able to obtain a Class One Fingerprint Clearance Card
- Excellent organizational, communication, coordination, problem solving and time management skills, including the planning and managing of multiple projects.
- Must be able to function independently, maintain consistent reliable attendance, meet deadlines, and show initiative
- Ability to work remotely with flexibility to participate in project update meetings
- Financial analytical skills with an understanding of affordable multi-family housing finance; various federal, state and local funding sources, including low-income tax credits and bond financing; experience with development and operating budgets; and the ability to negotiate with housing developers and investors.
- General understanding of public lending requirements, workflow, and timing in the administration of local, state, and federal funds, especially as it applies to the leveraging of other public funding sources.
- Knowledge of the issues and evolving best practices related to the development and operation of permanent supportive housing for homeless and special needs populations, including supportive services; property management; coordinated entry systems; rental subsidies; and local, state and federal homeless programs.

TIME COMMITMENT
- Minimum 10 hours per week
- Need to be able to schedule and facilitate meetings as needed for the goals of the project during A New Leaf’s business hours of 9AM – 5PM
- Minimum 3-month commitment
TRAINING
- Non-Client facing New Intern Orientation
- For experience PMs: Training on how projects are managed within A New Leaf and intro to the Agency Culture
- For less experience PMs: Training on Charters, workstream charts & how projects are managed within A New Leaf & intro to agency culture
