Internship - Assistant Property Manager

Fast growing property management firm seeks Assistant Property Manager, Intern for Spring and/or Summer 2024. CL3 Property Management is based in the Lincoln Park neighborhood in Chicago. Our service area covers properties located in downtown Chicago and surrounding neighborhoods, as well as near north, northwest and west side neighborhoods. We specialize in property management for owners of individual properties, such as condominiums, townhomes, single family homes and multi-unit, residential properties.

Chosen candidate will assist Property Manager and Managing Broker in the day to day operations while taking ownership of independent projects both in and out of the office. Candidate shall foster established relationships with our property owners, tenants, and vendors. A qualified candidate should be self-motivated and have excellent communication, interpersonal, organization and customer service skills. Candidate must be computer literate in Microsoft Word and Excel and be able to learn property management budgeting/tracking software and excel in a varied request environment.


·        Act as the tenants’ first point of contact in dealing with various property management issues, such as repair and maintenance requests, property emergencies, lease administration and rent delinquencies.

·        Monitor, log and resolve all maintenance requests in a timely fashion.

·        Obtain multiple bids from appropriate vendors when applicable for repairs and rehab projects.

·        Travel to various properties as needed to attend to property needs, tenant request, and meet with vendors, contractors, and utility companies.

·        Inspect properties on a scheduled basis and during property turnover. New tenant orientation and key pick-up.

·        Tenant communications are generally done during normal business hours; however, emergency situations may occur during off hours which could require immediate attention or coordination with contractors.

·        Assist leasing agents and support staff in leasing available properties by effectively promoting rental listings, screening applicants, ensuring proper lease documentation and collecting initial rents, fees and deposits.

·        Capturing or assisting vendors in capturing 3D and virtual photography by attending professional photoshoots at residential properties.

·        Posting video, photo, virtual and written content to social media, company website and 3rd party websites, in promoting residential property for sale or lease.

·        Additional duties and projects as assigned



·        Display strong and confident customer-service, negotiation and conflict-resolution skills.

·        Strong organization, prioritization and administrative skills while multi-tasking for requests and responsibilities across property and tenant needs.

·        Self-driven and ability to problem solve without supervision.



·        Working towards Bachelor's degree in business, marketing, communication, real estate or related field preferred.

·        Interest in obtaining Illinois Real Estate Leasing or Brokers license.

·        Marketing SEO /SEM experience a plus.

·        Access to a vehicle with proper insurance is required.


Intern can be considered for a seasonal, full time or part time basis to be determined by Management firm. Seasonal needs span from March 1 to Sept 15, but internship candidate can be considered for shorter time period in order to correspond with school schedule and summer availability. Candidate shall submit cover letter detailing candidate's interest in real estate and/or property management, along with resume.
