DSS CONDO INTERNSHIP
 
Main areas of focus: Construction Project Management during the Restoration/Renovation Construction of Hi-Rise Condominium Buildings
 
Location: Miami Dade, Broward County and Palm Beach Counties
 
JOB HIGHLIGHT:
An exciting, critical role in managing Construction projects related to the restoration and renovation of Hi-Rise Condominium buildings. Participate in the conceptual development of a construction project, oversee its organization, manage scheduling, budgeting, and implementation.
 
JOB SUMMARY:        
Intern at South Florida’s most prestigious Construction Project Management company that specializes in the rapidly growing marketing for condominium restoration projects. Work with – and learn from - a talented team of project managers and senior construction professionals in the execution of a wide and diverse variety of construction related projects. Learn the technical aspects of multiple construction disciplines, including building envelopes, roofing, HVAC mechanical systems, interior renovations, and overall beautification. Interface with design professionals and contractors. Become proficient in reading construction documents, budgeting, scheduling, troubleshooting as well as managing client relationships and expectations.
 
Enjoy a fast-paced and stimulating work environment. Collaborate with friendly colleagues. Work in a hybrid mode – sometimes from home, sometimes from one of our offices in Miami or Fort Lauderdale, and sometimes from job sites.
 
RESPONSIBLE FOR:
1.    Assisting Associate Project Manager on all tasks for assigned Projects.
2.    Attending Board and Association membership meetings to discuss project with clients. 
3.    Preparing presentations, including budget and schedule information as well as project design and specification options. 
4.    Preparing meeting agendas and meeting minutes. 
5.    Producing monthly progress reports including scheduling and budget updates. 
6.    Using MS Project and Smartsheet to prepare construction project schedules. 
7.    Assisting with researching and vetting potential design professionals and contractors. 
8.    Preparing Requests for Proposals, including multi-faceted bid sheets using MS Excel 
9.    Meeting with contractors, designers, and service professionals to discuss construction projects. 
10. Reviewing and analyzing bids received, enter bid information into MS Excel spreadsheets, analyze and level bid information, present findings to clients. 
11. Reviewing project plans, renderings, and specifications
12. Preparing project budgets for multi-million-dollar projects, including hard costs, soft costs, design fees and contingency. 
13. Tracking all project expenditures on monthly cash flow budget. 
14. Tracking and adjusting project schedules
15. Reviewing construction contracts.
16. Assisting with procuring permits from government agencies. 
17. Attending weekly Owner/Architect/Contractor meetings, address all pending items and provide problem solving and cost savings solutions. 
18. Preparing meeting agenda and minutes for weekly Owner/Architect/Contractor meetings. 
19. Reviewing punch list and ensure completion.
20. Reviewing final project close-out documents, releases of lien and final payment applications. 
 
REQUIRED QUALIFICATIONS:
 
1.    One or more years of construction industry experience, or relevant academic course work toward a degree.
2.    Evidence of outstanding academic achievement.
3.    Demonstrated track record of being well-organized and detail oriented
4.    Outstanding communication skills
5.    Outstanding computer skills with all MS Office products
6.    Ability to work well with clients
7.    Strong verbal presentation skills in-person and online
