Lease Analyst
Department: Accounting & Revenue Recognition
Reports to: Director of Revenue Recognition
FLSA Status: Exempt
ESSENTIAL DUTIES AND RESPONSIBILITIES
Include but are not limited to the following, as well as other duties that may be assigned on an ad-hoc basis:
- Review, analyze, research, and setup/abstract tenant leases, SNDAs, estoppels, and other legal documents
- Prepare and generate the tenant billing for recurring monthly charges, ad-hoc billbacks, late fees, percentage rent
- Calculate and bill straight-line rent for the life of the applicable lease term
- Calculate and analyze quarterly true-up and annual reconciliation of operating expense and real estate tax pass-throughs
- Track and maintain critical lease dates, move in/out dates, security deposits, and letters of credit
- Record all property cash activity and ensure all receipts are properly applied to tenant accounts
- Monitor customer accounts receivable balances and assist with collections of past-due amounts
- Provide support in corporate reporting, including the budget process, monthly variance explanations, and investor packages
- Develop and maintain a strong working relationship with departments across the organization, as well as with third-parties
- Complete special projects as assigned
ESSENTIAL KNOWLEDGE AND KILLS
- Proficiency in MS Office required (Excel, Word, Outlook)
- Experience calculating straight-line rent is preferred
- Experience reviewing/abstracting leases for multiple clients is preferred
- Experience calculating and interpreting CAM is preferred
- Proficiency with JD Edwards software is preferred
- Must possess analytical, problem solving, and decision-making skills
- Must possess effective verbal, listening, and written communication skills
- Knowledge of financial information related to financial statements and related accounting matters
EDUCATION AND/OR EXPERIENCE
- 1-2 years or more of finance, accounting, lease administration, or real estate experience preferred
- Bachelor's Degree preferred
