Head of Marketing / Marketing Manager
Head of Marketing / Marketing Manager
Bethoney Shen Team, Nest Seekers International
Employment type: Full-time
Location: New York City — full time in office
Reports to: Michael Bethoney, Director of New Development
Direct reports: 2 FTEs and 2–3 freelancers immediately, with room to grow as the team scales
About the Team
The Bethoney Shen Team at Nest Seekers International provides full-service consulting, marketing, and brokerage services for new development residential projects across New York City. We help bring projects to market through an integrated approach to positioning, branding, campaign execution, and sales.
For a marketer ready to take ownership, this is an opportunity to see how strategy translates into real-world results across the development lifecycle. You’ll lead an existing team, shape the marketing function as we grow, and build experience connecting creative work, data, and sales performance. With training in the nuances of real estate and new development, the role can be a springboard to broader marketing leadership and deeper expertise in one of the world’s most dynamic residential markets.
About the Role
The Bethoney Shen Team at Nest Seekers International is looking for a Head of Marketing / Marketing Manager to lead marketing for a team that is scaling rapidly. The right person will operate as both strategist and executor — setting the marketing vision and brand direction for the team while also rolling up their sleeves to implement data-driven systems and automations that maximally leverage our existing team of campaign, collateral, and content creators.
We're looking for a strong general marketing background rather than deep real estate experience specifically — we'll train on the real estate and development-specific nuances (offering plans, absorption strategy, broker/agent channels, etc.).
Key Responsibilities
Strategy & Leadership
- Develop and own the team's overall marketing strategy, brand positioning, and go-to-market approach across new development projects and brokerage services
- Set annual/quarterly marketing priorities and budget in partnership with the Team Lead
- Build repeatable marketing playbooks and systems as the team scales, so marketing and quality control isn't reliant on one person
- Manage and grow a team of 2 FTEs and 2–3 freelancers, with authority to bring on additional hires or freelance partners as volume grows
- Establish brand guidelines and ensure consistency across all external-facing materials
Campaigns & Execution
- Digital: Manage social media strategy and content calendar, paid digital advertising, email marketing/nurture campaigns, and website/SEO performance; own the CRM and marketing automation strategy (lead scoring/routing, drip campaigns, pipeline reporting)
- Collateral: Oversee production of pitch decks, signage, printed marketing materials, and manage all visual assets and branding for pre-construction and new development projects
- PR & Events: Manage press relationships and outreach, plan and execute broker events, project launch parties, and other in-person marketing activations
- Listing-specific marketing: Build and execute go-to-market plans for development projects in collaboration with our Account Managers, from pre-launch through absorption
Qualifications
Must-have
- 4+ years of marketing experience, ideally with both strategic and hands-on execution responsibility
- Demonstrated ability to manage multiple channels (digital, content, events/PR)
- Strong writing, visual/brand sense, and project management skills
- Comfortable working in a small, fast-moving team environment where priorities shift
- Experience managing a small team of employees and/or freelancers (this role manages 2 FTEs and 2–3 freelancers from day one)
- Hands-on experience managing a CRM and marketing automation strategy (e.g., lead scoring/routing, drip campaigns, pipeline reporting)
Nice-to-have
- Real estate, brokerage, or new development marketing experience
- Familiarity with tools like Adobe Creative Suite, Canva, CRM/email platforms, and social scheduling tools
Compensation & Growth Path
$55,000–$120,000 per year + bonus
This role starts with a small team already in place (2 FTEs, 2–3 freelancers) and has a clear growth trajectory as the broader team scales, with room to expand the marketing function further.
How Success Is Measured
- Team management: Effective onboarding and retention of the 2 FTE / 2–3 freelancer team; documented playbooks/processes created; team output quality and deadline adherence
- Operational: Definition and implementation of lead funnel; on-time delivery of collateral and campaign launches; marketing spend vs. budget; event attendance/turnout
- Lead generation: Qualified leads generated per campaign/listing; cost per lead; lead-to-showing conversion rate
- Brand growth: Social following/engagement growth; website traffic and time-on-site; press mentions/placements secured
- Sales support: Absorption pace on marketed units/projects; time-on-market vs. comparable listings; pitch/win rate on new business (when marketing materials are a factor)
(Specific targets/benchmarks to be set in the first 90 days once baseline data is available.)
