Asset Standards & Leasing Manager
About Mobile Infrastructure
Mobile Infrastructure Corporation is a Cincinnati-headquartered, publicly traded real estate company that acquires, optimizes, and manages a diversified portfolio of 35 parking facilities throughout the United States.
As one of the largest asset owners within the parking space, we seek to acquire under-utilized parking facilities, optimize those assets — both from a usage and capital perspective — and manage them to their fullest potential.
Mobile Infrastructure is a forward-thinker in leveraging artificial intelligence to automate processes, create scalable workflows, and ingest large amounts of data to unlock unique insights to drive performance/value across our portfolio.
We are a hardworking, entrepreneurial, and team-first group of individuals committed to helping the company grow.
About the Role
The Asset Standards & Leasing Manager owns asset standards, facility-level capital expenditures/repairs, and retail leasing across Mobile Infrastructure's portfolio, and will report directly to the Director of Asset Management.
Candidates must be exceptional project managers with an exacting attention to detail, the ability to diagnose the root cause of an issue, and an exceptional work ethic.
Envisioned Responsibilities
- Own Repair & Maintenance and Capital Expenditure projects end to end across the portfolio — scoping, quote collection & negotiation, vendor recommendation, delivery, and closeout.
- Diagnose building system failures at the root cause, working on-site and through our on-site property managers/vendors to outline findings into a defensible scope of work.
- Run a formal competitive bid process: qualify contractors, level competing quotes, negotiate pricing and terms, and present vendor recommendation.
- Manage schedule, budget, change orders, punch lists, warranties, and lien waivers from award through completion, coordinating with on-site parking operators to keep projects safe and revenue-generating operations running around them.
- Design and implement a preventive maintenance strategy for each key piece of equipment within the facility, including service intervals, vendor coverage, replacement planning, and maintenance contract negotiations.
- Own retail leasing across the portfolio's ground-floor commercial space, including tenant prospecting, broker coordination, lease negotiation, renewals, maintenance issues, and tenant communication.
- Own monthly Repair & Maintenance and Capital Expenditure reporting and budgeting process.
