Job Summary

Manage assigned minor capital projects or smaller-scale projects that are funded separately from bond sale projects, to ensure that project and program goals are met within the prescribed scope, schedule, and funding targets. Serve as primary or support liaison between client groups, consultants, and various institutional service units to support University's mission. Ensure designs are consistent with planned objectives, relevant regulations, and University standards and strategic goals. Lead assigned sections of the University's major capital improvement projects under the guidance of Project Manager II.

Responsibilities

- Assist in the preparation of Request for Proposal (RFP) documentation and participate in the selection and management of consultants, contractors, vendors, environmental professionals, and other service providers
- Conduct pre-construction, pre-bid, bid opening, and other conferences
- Administer project documentation, including RFIs, submittals, change orders, pay applications, closeout documents, warranties, environmental records, and project files
- Conduct construction observations and final inspections to verify conformance with plans, specifications, environmental requirements, and project quality standards
- Coordinate asbestos inspections, sampling, testing, abatement activities, and environmental compliance in accordance with applicable federal, state, and local regulations
- Coordinate and perform building envelope inspections and assessments, including roofs, exterior walls, windows, waterproofing systems, and moisture intrusion investigations, and report findings to the department
- Oversee architects, engineers, building envelope specialists, environmental consultants, and contractors to ensure compliance with project requirements, applicable codes, regulations, and quality standards
- Develop and maintain project budgets, schedules, and facility plans while monitoring scope, costs, milestones, and overall project performance
- Participate in and assist with the coordination of programming, design, bidding, construction, and warranty phases of new facilities, additions, and renovation projects as assigned
- Coordinate the planning and installation of furniture, fixtures, and equipment (FF&E), warranty services, and project closeout activities
- Prepare technical reports and project analyses, evaluate completed projects to identify lessons learned and continuous improvement opportunities, and communicate project status, risks, and recommendations to stakeholders

Required Qualifications

Educational Requirements

- Associate's Degree in Construction, Engineering, Building Envelope Systems or a related field with five (5) or more years of related work experience or 15+ years of experience as a construction project manager

Preferred Qualifications

Preferred Experience

- Experience on University campuses
- Project management professional certification

Proposed Salary

$55,655 - $60,000

This is an exempt position paid on a monthly basis.

KNOWLEDGE

- Current working knowledge of federal and state regulations and codes
- Knowledge of building codes, architectural and engineering drafting practices , and building construction and renovation practices
- Research and stay current on latest technology in field

SKILLS

- Effective communication (verbal and written), organizational and human relations skills
- Strong math and computer skills to include AutoCAD
