About the Role
Atlanta HOA Services is hiring a full-time HOA Site Superintendent / Property Inspector to help oversee the condition, maintenance, and vendor work across HOA communities throughout Metro Atlanta.
This is a hands-on, field-based position. You will train directly under our Senior Superintendent and learn how to inspect communities, coordinate with contractors and vendors, document property issues, and ensure work is completed correctly.
Previous HOA experience is not required. We are more interested in candidates with experience in construction, landscaping, property maintenance, apartment maintenance, handyman work, or another hands-on field who are reliable and willing to learn.
Responsibilities
- Inspect HOA communities, common areas, and exterior property conditions
- Review work completed by landscapers, contractors, maintenance vendors, and other service providers
- Take clear photos and document property conditions, deficiencies, and completed work
- Meet vendors and contractors onsite to review scopes of work
- Identify maintenance and property issues before they become larger problems
- Follow up with vendors to confirm corrective work and assigned tasks are completed properly
- Communicate field findings to the internal team and community management
- Help maintain accurate inspection records and reports
- Learn Atlanta HOA Services’ property inspection and vendor management processes
- Eventually take responsibility for managing and overseeing your own group of HOA communities
Qualifications
- Background in construction, landscaping, apartment maintenance, property maintenance, handyman services, facilities, or a related hands-on field preferred
- Reliable, responsible, and able to work independently
- Strong communication skills
- Comfortable communicating with contractors and vendors
- Valid driver’s license
- Reliable personal vehicle
- Comfortable driving throughout Metro Atlanta
- Comfortable using a smartphone for photos, email, communication, and reporting
- Willing to learn and receive hands-on training
- Strong attention to detail and ability to identify property issues
- Spanish-speaking ability is a plus, but not required
What We Are Looking For
We are looking for someone who takes ownership of their work, notices details, follows through, and is comfortable spending most of the day in the field.
You do not need previous HOA experience. Candidates with the right hands-on background, work ethic, communication skills, and willingness to learn will be considered.

This is a full-time position with room to grow as Atlanta HOA Services expands. The goal is for the person in this role to develop into an independent superintendent who can oversee multiple HOA communities and manage vendor performance in the field.
