The Opportunity

We are looking for a Summer Intern to serve as a Junior Acquisitions Specialist. This isn’t a passive role; you will be an integral part of our deal-flow engine. You’ll be supported with the tools and mentorship needed to perform at your best, but we expect you to bring the hunger, persuasion, and attention to detail required to close deals in a competitive market.

Key Responsibilities

1. Strategic Deal Sourcing & Marketing

  • The Hunt: Execute multi-channel marketing campaigns (direct mail, text, email) to identify distressed properties and motivated sellers.
  • Broker Relations: Build and maintain a database of local brokers to stay ahead of "pocket listings" and on-market opportunities.
  • Direct Outreach: Conduct cold calls and consistent follow-ups to keep the acquisition pipeline full.

2. Acquisitions & Analysis

  • Valuation: Assess comparables, property condition, and market trends through research and site walks.
  • Deal Structuring: Prepare Letters of Intent (LOIs), market research reports, and partnership models.
  • Due Diligence: Assist in the administrative "heavy lifting"—contracts, due diligence documents, and business paperwork to ensure a smooth close.

3. Market Leasing & Tenant Placement

  • Showings: Coordinate and conduct site tours for industrial and retail spaces listed on the market.
  • Tenant Sourcing: Assist in marketing vacant spaces to attract high-quality residential or commercial tenants.
  • Lease Admin: Review applications, assist with lease execution, and act as a liaison between Apex and future tenants to ensure professional placement.

Qualifications

  • The Hustle: A strong interest in real estate investment (REI) and a "thick skin" for outreach and negotiation.
  • Communication: Excellent written and verbal skills; you must be comfortable speaking with property owners and seasoned brokers alike.
  • Detail-Oriented: Ability to manage complex data and paperwork with zero margin for error.
  • Independence: Ability to work in a fast-paced, high-stakes environment with minimal hand-holding.
