Assistant Construction Project Manager

INTRODUCTION TO ROLE
The primary role of the Assistant Construction Project Manager is to support both acquisitions and CapEX activities, ensuring that all aspects of the project are executed efficiently and effectively."

WHAT YOU WILL WORK ON

  • Due Diligence and Pre-construction support: supports document gathering and project execution from inception to conversion. 
  • Project Design and Planning: Work closely with contractors, engineers, and other experts to design and implement project plans.
  • Agreement Preparation: Assist in preparing contracts and agreements for execution, ensuring that all terms, conditions, and prices are clearly defined and agreed upon.
  • Documentation: Create and maintain thorough, accurate project files; provide periodic project status reports and responses to requests for information.
  • Regulatory Approvals: Assist in obtaining necessary permits and approvals from local and state regulatory bodies.
  • Budget Management: Assist with maintaining financial records and preparing, analyzing, and reconciling budgets for team projects.
  • Progress Monitoring: Assist in the coordination and monitoring of contractors.  Holds contractors accountable to the scope of work and provides the necessary follow-up to ensure the timely completion of work.
  • On-Site Inspections: Set up on-site inspections to verify project deliverables and adherence to quality standards.
  • Invoices and Expenses: Review all invoices and expenses, submit them for payment for assigned projects, and report on their status/tracking.
  • Interface with cross-functional teams: Coordinate and help drive completion of project milestones
  • Vendor Selection: Assist in identifying and selecting vendors for construction and acquisition due diligence, such as environmental assessments, property condition reports, zoning, and ALTA surveys.
  • Scheduling: Help coordinate vendor site visits, inspections, and construction meetings
  • Performs other duties as required by the supervisor.

WHAT YOU BRING

  • Bachelor's degree in Construction Management, Project Management, Business, or a related field — college graduate or within 6-12 months of graduation. Relevant coursework accepted in lieu of degree for exceptional candidates.
  • 0–1 year of related experience; internship, co-op, or academic project experience in construction or project coordination welcomed.
  • Excellent verbal and written communication skills.
  • Excellent interpersonal and customer service skills.
  • Excellent organizational skills and attention to detail.
  • Excellent time management skills with a proven ability to meet deadlines.
  • Strong communication and organizational skills; results-driven; able to manage multiple deadlines.
  • Strong analytical and deadline orientation.
  • Must be a self-starter with a collaborative spirit.
  • Develop and maintain positive relationships with all stakeholders.
  • Proficiency in the Microsoft suite of programs, including Excel and PowerPoint

WHO YOU WILL WORK WITH 
The Assistant Construction Project Manager will report to the Construction Project Manager and collaborate with individuals across the company, as well as external partners and vendors.

  • Able to see, listen, and verbally communicate
  • Be able to drive to properties located on the East Coast  
  • 25% Travel required
