Off-Market Acquisitions Associate
OFF-MARKET ACQUISITIONS ASSOCIATE
Blue Yonder Property Group
In-office (Austin)
THE OPPORTUNITY
This is a rare entry point into commercial real estate private equity. Analyst programs are disappearing, and many commercial real estate professionals spend years in brokerage before reaching the acquisitions side. BYPG offers a more direct line. You start on email and phone sourced deals, you sit in on Investment Committee and pipeline meetings, and you learn the investment business from the inside. We invest heavily in development, exposure, and mentorship, creating an opportunity that’s difficult to find elsewhere in CRE. The best people in this seat are resourceful and entrepreneurial. They find a way to reach owners and dig up opportunities other people miss, especially off-market deals. For the right person, this is the on-ramp to a real career as an acquisitions and ownership professional. Your job is not to underwrite deals.
ROLE SUMMARY
Drive the front end of BYPG’s deal pipeline. This is a email/phone-based inside sales role. You will be on Zoom and the phone most of the day, not in outside meetings. Source on-market and off-market opportunities through high-volume outreach to brokers and owners, capture and qualify what comes back, and hand off cleanly to Acquisitions. The bulk of your job is to become exceptional at finding them, understanding them, and bringing high-quality opportunities to the investment team. Roughly 85% of the role is sourcing (inside sales); the remaining ~15% is other general support work as the business needs it.
WHAT YOU'LL DO
- Own the top of the funnel: cold outreach to brokers and owners to secure first conversations.
- Learn to source off-market opportunities by building direct relationships with owners before deals ever reach the market.
- Spend the majority of your day on the phone running high call volume across target markets (Houston, Dallas, Phoenix, the Carolinas, and new markets as we expand). This is an inside role, not a field role built around in-person meetings.
- Be the “first call.” Capture deal details, then route qualified opportunities up for the “second call” / underwriting screen.
- Nurture relationships after first contact: follow-ups and touch points across Tier 1–4 brokers and owners.
- Own the integrity of the acquisitions CRM by maintaining complete, accurate, and actionable broker, owner, and property information.
- Gather market intelligence and context around each opportunity, including broker insights, seller motivation, and local market conditions.
- Provide consistent feedback from Acquisitions back to brokers and owners to keep deal flow coming.
- Support the Investment team with special projects and other business priorities as needed.
EDUCATION (BUILT INTO THE ROLE)
- Sit in on Investment Committee and pipeline meetings.
- Get direct exposure to how deals are evaluated and won.
- Build market fluency (cap rates, $/SF, rents by market) to qualify deals on your own over time.
WHAT WE'RE LOOKING FOR
- High EQ, easy to talk to, strong social skills, a natural networker.
- Hungry and ambitious; wants to build a career in CRE, not just take a job.
- Resourceful and entrepreneurial: finds a way to reach people and uncover deals others miss, including off-market opportunities.
- Demonstrated ability to network; genuine interest in real estate investment and finance.
- 0–2 years experience is fine; a young broker looking to move owner-side is also a fit. Skills can be taught; drive and personality cannot.
- Comfortable spending the majority of the day on the phone.
- All-in on the role as it is today, and excited about where it can lead.
GROWTH PATH
This is a 2 -3 year runway. Perform, and the likely next step is an associate role in a market or a path toward a regional seat as BYPG grows. If a seat doesn’t open here, you leave with training and a network that’s hard to get anywhere else.
