BloomStay Collection and LWB Capital are growing companies specializing in real estate investments, property management, and hospitality. We are seeking a reliable and detail-oriented Field Operations & Investment Support Intern to serve as our local eyes and ears in the Richmond market.

This position is ideal for students interested in real estate, entrepreneurship, property management, construction, business, or investment analysis.

Responsibilities:

• Property Inspections
• Conduct exterior and interior property visits.
• Document property condition through photos and videos.
• Complete inspection checklists and reports.
• Verify occupancy status and overall appearance.
• Investment Support
• Assist with evaluating potential investment opportunities.
• Photograph prospective properties.
• Document visible repairs and maintenance concerns.
• Gather neighborhood observations and market information.
• Vendor Coordination
• Meet contractors, inspectors, or service providers when needed.
• Verify work completion.
• Provide progress photos and updates.

Property Operations

• Check vacant properties periodically.
• Monitor curb appeal and exterior conditions.
• Report safety concerns or unexpected issues.
• Market Intelligence
• Observe neighborhood trends and redevelopment activity.
• Identify areas experiencing growth.
  Research local amenities and points of interest.
• Photography and Documentation
• Capture high-quality photos and videos.
• Organize property images and reports.
• Assist with creating marketing materials when needed.

Qualifications

Current college student or recent graduate.
Reliable transportation required.
Comfortable visiting properties independently.
Strong communication skills.
Ability to take clear photos and provide detailed notes.
Self-starter with strong organizational skills.
Interest in real estate, investing, construction, or entrepreneurship preferred.

Compensation

Flexible schedule.
Approximately 5–10 hours per month initially.
Mileage reimbursement for approved travel.
Hourly pay plus opportunities for project-based bonuses.
Hands-on experience working directly with growing businesses and investment projects.
