Assistant Commercial Property Manager
Location: Knoxville, TN (On-Site)
Schedule: Monday–Friday, 8:30 AM – 5:00 PM
Salary: $45,000-$50,000, depending on experience

Position Summary
Blue Ridge Realty is seeking a highly organized and proactive Assistant Commercial Property Manager to support the day-to-day operations of a portfolio of multi-tenant office buildings and commercial condominium associations. This role is hands-on and detail-driven, with a strong emphasis on communication, coordination, and execution. This is a full-time, in-office position based in Knoxville, TN, working Monday through Friday from 8:30 AM to 5:00 PM. Occasional after-hours availability may be required.
Key Responsibilities
Property Operations & Maintenance
- Conduct routine property inspections to ensure safety, cleanliness, and overall appearance
- Coordinate and respond to maintenance requests, ensuring timely resolution
- Manage vendor relationships, including obtaining and comparing bids
- Coordinate annual property testing (fire systems, backflow, etc.)
- Assist with HVAC controls and basic system monitoring
Financial & Reporting
- Prepare monthly owner/investor reports, including budget variance summaries and maintenance updates
- Generate invoices and assist with general financial tracking
Tenant Communication & Relations
- Draft and distribute tenant communications and email announcements
- Respond promptly and professionally to tenant inquiries and service requests
- Maintain tenant records, including certificates of insurance (COIs)
- Manage access control systems, including key fobs and tenant access
Administrative Support
- Perform general office duties such as filing, mail handling, and ordering supplies
- Maintain organized property and vendor records
- Support day-to-day office operations as needed
General Support
- Assist Property Manager with daily operations and special projects
- Identify opportunities to improve efficiency and tenant experience
Qualifications
- Entry-level candidates encouraged; prior real estate or property management exposure is a plus but not required
- Strong organizational skills and attention to detail
- Clear and professional communication skills (written and verbal)
- Ability to manage multiple tasks and stay organized in a fast-paced environment
- Proficiency in Microsoft Excel and general computer skills; experience with Yardi or similar software is a plus
- Positive attitude, reliability, and willingness to learn
- Bachelor’s degree required
- Real estate license or industry certifications (ACOM, CPM, RPA) are a plus
