Short-Term Rental Assistant
Location: South County RI (Westerly, South Kingstown, Charlestown, Wakefield)
Position Type: 1099 Independent Contractor
Compensation: Per Property / Per Task (based on scope)
We are a growing short-term rental (Airbnb) business seeking a highly reliable, detail-oriented Assistant to support day-to-day operations and ensure each home is consistently guest-ready.
This is a flexible, part-time role ideal for someone interested in real estate, hospitality, or short-term rental management. Hours will vary week-to-week (~5 hours on average), with opportunities for additional projects.
Core Responsibilities
- Complete pre-check-in property walkthroughs to ensure each home meets guest-ready standards
- Follow structured checklists and submit photo documentation for every visit via Breezeway
- Verify cleanliness and quality of turnovers completed by the cleaning team
- Perform light staging and final touches (pillows, lighting, overall presentation)
- Place guest welcome gifts and personalized notes
- Check locks, access systems, and overall property functionality
- Perform exterior checks (trash, outdoor areas, general appearance)
- Monitor and report low inventory by submitting tickets through Breezeway (toiletries, paper goods, kitchen supplies, etc.)
- Assist with restocking supplies as needed
- Identify and report maintenance issues, damages, or irregularities through Breezeway
- Escalate urgent or time-sensitive issues outside of the platform when necessary
- Be available on occasion for urgent, on-site needs or property-related issues
Optional / Bonus Responsibilities
- Assist with social media content (Instagram & Facebook)
- Create and help manage a social media content calendar
- Capture simple photo/video content during property visits
- Utilize property photography to create marketing content
- Capture content of local attractions for guest-facing and social use
- Help create branded materials or marketing assets
How Work Is Structured
- All tasks, checklists, and communication are managed through Breezeway
- Each visit requires full checklist completion and photo verification
- Work is assigned per property/task rather than hourly
- Schedule will vary based on bookings and business needs
Ideal Candidate
- Extremely reliable and responsive (this is critical)
- High attention to detail with a strong sense of ownership over their work
- Organized and proactive
- Comfortable working independently and managing time efficiently
- Tech-comfortable (able to follow checklists and upload photos via an app)
- Local and able to travel between properties
- Interest in real estate, Airbnb hosting, or hospitality
- Bonus: Experience in hospitality, property management, or social media/content creation
Compensation Structure
- Paid per property walkthrough/task (rate based on scope and property size)
- Additional pay for restocking runs, emergency visits, or special projects
