Property Manager in Training

POSITION OVERVIEW

The Property Manager in Training Internship is a hands-on, immersive learning experience where active students will gain exposure to the daily operations of managing multi-family communities. Throughout the 8-week internship, you will learn the fundamentals of resident relations, leasing, budgeting, maintenance coordination, and compliance.

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES 

  • Learn the responsibilities of all on-site team members, including sales and service staff.
  • Learn how each role contributes to the overall success of the property.
  • Review and evaluate all digital marketing sources (ILS, social media, etc.).
  • Learn and follow company policies for maintaining and responding on social media.
  • Monitor and respond to online reviews and resident feedback in alignment with company standards.
  • Shadow experienced sales staff to learn best practices in leasing and customer service.
  • Learn and use lead tracking tools to manage prospects and follow-ups.
  • Conduct property tours and assist with leasing activities.
  • Become proficient with the leasing and application portal.
  • Conduct competitive market studies (comp studies) to evaluate pricing strategies.
  • Analyze site performance in relation to market trends.
  • Review and interpret sample operating statements.
  • Learn financial variances and how to explain them.
  • Learn the purchasing and payables process, including invoice input.
  • Review contracts and assist in the vendor bidding process.
  • Assist the service team with service requests, preventative maintenance, and unit turns.
  • Participate in groundskeeping and curb appeal efforts.
  • Walk and inspect market-ready units.
  • Lead or participate in internal team meetings (e.g., GO meetings).
  • Communicate effectively with team members across departments.

REQUIREMENTS 

  • Must be actively pursuing a Bachelor’s Degree – preferably Junior status.
  • Must communicate effectively and be customer service oriented.
  • Excellent analytical and problem-solving skills.
  • Must be a team player and enjoy working in a fast-paced environment.
  • Career focused and interested in advancement opportunities.
