Leasing and Marketing Manager

We are seeking a dynamic, results-driven Leasing and Marketing Manager to represent and oversee luxury residential communities located in Columbia’s most distinguished neighborhoods. This role is ideal for a motivated professional who excels in customer service, property operations, and team leadership.
As Leasing Manager, you will be responsible for securing leases and renewals, developing and executing marketing strategies, and managing day-to-day operations in a cost-effective and efficient manner. Your goal: maximize profitability while delivering an exceptional living experience for residents.
Key Responsibilities
Supervisory & Operational Support
- Support the Property Manager with daily operations of the community.
- Make informed decisions in line with company policies and leadership direction.
- Ensure implementation of all company procedures and standards.
Financial Management
- Monitor adherence to operating budget (income and expenses).
- Recommend innovative programs or services to increase revenue.
- Control operating costs through strategic planning and oversight.
- Understand all aspects of managing a profitable residential property.
Leasing & Marketing
- Analyze market trends, pricing, turnover, and competition to maintain high occupancy.
- Actively participate in leasing, property tours, and off-site marketing efforts.
- Evaluate advertising and marketing effectiveness relative to leases signed.
- Coordinate social media to promote the community and surrounding neighborhood.
- Maintain a strong understanding of the property’s offerings and competitive landscape.
Resident Relations & Retention
- Promote and implement programs to enhance resident satisfaction and ensure lease renewals.
- Organize and coordinate resident events and socials.
- Address and resolve resident concerns in a professional, timely manner.
- Manage resident follow-up and warm call programs to support retention goals.
- Administrative & Reporting
- Process leasing paperwork, applications, and move-in documentation efficiently and accurately.
- Ensure all required documentation is completed within deadlines.
- Prepare and review weekly/monthly reports; audit for accuracy.
- Collect deposits and move-in fees as required.
Software & Data Management
- Enter and manage data accurately and in a timely manner using property management systems.
Maintenance & Quality Assurance
- Ensure all market-ready apartments meet quality standards.
- Conduct follow-up communication on work orders and maintenance requests.
Qualifications
Education:
Bachelor’s degree preferred.
Experience:
Minimum 1 year in customer service or related field (property management experience a plus).
