Worcester Common Ground, Inc. (WCG) is seeking a dynamic and experienced Real Estate Project Manager to lead its real estate development activities and support the management of its diverse affordable housing portfolio. WCG currently manages 77 scattered-site rental units directly and oversees an additional 96 LIHTC units managed by an external property management company. To date, WCG has developed 34 First-Time Homeownership properties under our Community Land Trust model.
WCG is currently renovating 16 buildings across 10 sites, totaling 73 units, within our self-managed portfolio. We are also constructing a three-unit condominium development scheduled for completion in April 2026 as part of our First-Time Homeownership Program.
The ideal candidate will be a hands-on, highly motivated, and fearless professional prepared to take on a broad range of real estate responsibilities, including proactively identifying new development opportunities. Strong negotiation skills and the ability to work collaboratively with property owners and partners are essential. Bilingual candidates are strongly encouraged to apply.
Minimum Qualifications
- At least 2 years of project management experience in affordable housing development
- Working knowledge of federal, state, and local funding programs, particularly those used in the Commonwealth of Massachusetts
- Experience with Low-Income Housing Tax Credits (LIHTC) and State and Federal Historic Tax Credits (HTC) (required)
Required Skills
- Strong verbal communication and negotiation skills
- Ability to prepare and analyze detailed financial spreadsheets, including predevelopment, development, and operating budgets and project schedules
- Proficiency with Microsoft Word and Excel
- Experience negotiating development contracts (e.g., architect, environmental engineering, general contractor)
- Experience structuring financing with equity investors and lenders (predevelopment, construction, and permanent financing)
Compensation & Benefits
Starting Salary: $55,000 – $65,000 (commensurate with experience)
