Kleinbrook Consulting is a commercial real estate financial modeling consultancy serving developers, sponsors, investors, and syndicators across the capital stack. We build institutional-grade Excel models for multifamily, industrial, self-storage, hospitality, and retail assets—covering acquisition underwriting, ground-up development, GP/LP waterfall structures, and portfolio analysis. We are looking for a sharp, detail-oriented analyst to join our growing team.
The Role
As a CRE Analyst, you will work directly with the founder and clients to build, refine, and deliver financial models that drive real investment decisions. This is a hands-on role that blends technical modeling with client interaction, market research, and content creation.
Responsibilities
- Develop commercial real estate financial models for clients across property types, deal structures, and positions in the capital stack (debt, preferred equity, JV equity, LP/GP waterfalls)
- Interface directly with clients to understand their businesses, investment strategies, and specific modeling requirements
- Research lease structures, rent comps, and market data to inform underwriting assumptions across various markets
- Underwrite proprietary deals for the firm’s own future investment opportunities
- Develop LinkedIn content and marketing materials to support the firm’s thought leadership and client acquisition strategy
- Organize and build pitch decks, sensitivity analyses, and scenario presentations for client deliverables
- Expand and maintain internal training materials, model documentation, and standard operating procedures
Qualifications
Required:
- Pursuing or recently completed a Bachelor’s or Master’s degree in Finance, Real Estate, Economics, or related quantitative field
- High proficiency in Excel financial modeling (complex formulas, scenario/sensitivity analysis, INDEX/MATCH, dynamic arrays)
- Strong understanding of commercial real estate fundamentals: NOI, cap rates, cash-on-cash returns, IRR/equity multiples, debt sizing, and waterfall structures
- Excellent attention to detail and ability to audit and troubleshoot complex spreadsheet logic
- Strong written and verbal communication skills
Preferred:
- Prior internship or work experience in investment banking, private equity, real estate private equity, or CRE brokerage/advisory
- Experience with VBA, Python, or Google Apps Script for model automation or data analysis
- Familiarity with ARGUS, CoStar, or similar CRE data platforms
- Experience creating professional content for LinkedIn or other business development channels
- Coursework or certifications in real estate finance (e.g., REFAI, CFA Level I, or university-level RE finance courses)
