Transmission Right Of Way (ROW) Intern

Summary

The Right-of-Way (ROW) group serves as Oncor’s representative in managing its real estate and right-of-way assets to acquire land rights and protect title and interest, prevent encroachments, trespass and environmental misuse, and where applicable, looks for ways to generate revenue through the grant of licenses. 

Key Roles and Responsibilities:

Working under general supervision, the ROW Intern will:

  • Reviews and processes third-party requests for permitted encroachments such as utility crossings, parking, road crossings, pipeline crossings, and other uses
  • Preparing appropriate documents for review and approval by work groups with execution by the ROW Manager
  • Works with Legal to prepare documents such as easements, releases, exclusions, licenses, permits and encroachments, requiring the development of paralegal skills and some working knowledge of real estate law
  • Researches public records to determine property ownership.
  • Assemble appropriate documents for submittal including plans, drawings, maps, design information and existing real estate documents
  • Works with Engineering, Planning, Construction, and Project Management Teams to find resolutions for potential and actual landowner issues
  • Organize, schedule, and manage permitting activities in a manner that supports construction project timelines
  • Receive, identify and/or note field drawings, engineering plan and profile maps; mechanical, electrical or topographical information; other data required for specific projects.
  • Develop skills required for coordinating, implementing, executing, controlling and completing specific projects in relation to right of way acquisition ensuring consistency with company strategy, commitments and
  • Develop negotiation and mediation skills for the purpose of document preparation for ROW acquisition supporting capital projects.
  • Develop skills necessary to successfully read, comprehend and red-line legal documents

Education & Skill Requirements:

  • Education:
    • High school diploma or equivalent required
    • Pursuing an Associate’s Degree or higher in Legal Studies, Real Estate Management, Business management, or other related field preferred
  • Skills:
    • Ability to learn, apply, and communicate effectively
    • Strong project management skills
    • Strong verbal and written communication
    • Ability to build working relationships with cross-functional teams
    • Ability to lead conversations with internal and external stakeholders
    • Strong organizational skills
    • Ability to adapt as well as analyze risk in changing conditions while appropriately prioritizing work assignments and consistently meeting deadlines.
    • Proficiency with Microsoft Office
    • Ability to gain proficiency in the use of various company computer applications
