Real Estate Research Associate
About the Role
We are seeking a driven and detail-oriented Research Associate to support our acquisitions team by identifying and evaluating prime investment opportunities. This role is central to driving growth through strategic market research, property targeting, and ownership intelligence. The ideal candidate has a strong grasp of real estate fundamentals and thrives on turning data into actionable acquisition opportunities.
Key Responsibilities
Market Research & Analysis
- Conduct in-depth research on multifamily markets to identify neighborhoods and submarkets with strong growth potential.
- Analyze rent trends, occupancy rates, demographic shifts, employment drivers, and comparable property performance.
- Track market cycles and cap rate trends to identify opportunities ahead of competitors.
- Produce clear, actionable reports and dashboards to guide acquisition strategy.
Property Identification & Targeting
- Track both on-market and off-market multifamily properties that meet investment criteria.
- Review building information, and property records to assess redevelopment or value-add potential.
- Build and maintain property target lists in strategic markets.
🧾 Ownership & Contact Research
- Obtain accurate owner and contact information through public records, databases, and research tools.
- Develop outreach lists to support acquisitions and broker relationship strategies.
- Keep the ownership database organized, accurate, and updated.
Trend Identification & Reporting
- Monitor multifamily investment activity, development pipelines, and policy/zoning changes.
- Identify market trends—such as rent growth corridors, migration patterns, or value-add pockets—that can support long-term acquisition strategies.
- Provide data and insights to assist in deal evaluation and underwriting.
Collaboration & Support
- Work closely with the acquisitions, investment, and underwriting teams to prioritize opportunities.
- Assist in preparing investment summaries, market briefs, and presentations for internal and external stakeholders.
- Support due diligence efforts by providing research-driven insights on target properties and their surrounding markets.
Qualifications
- Bachelor’s degree in Real Estate, Finance, Economics, Data Analytics or related field (or equivalent work experience).
- 2+ years of experience in research, acquisitions support, or related analytical roles.
- Strong understanding of multifamily investment fundamentals, including rent rolls, cap rates, and value-add strategies.
- Skilled in researching property ownership through public records, title searches, or platforms like CoStar, Reonomy, PropStream, or similar.
- Proficiency in Excel, GIS, and market analysis tools.
- Excellent analytical, organizational, and communication skills.
Preferred Skills
- Familiarity with investment underwriting processes for multifamily assets.
- Experience with CRM systems and database management.
- Ability to work independently and thrive in a fast-paced, acquisition-focused environment.
