Director of Admissions/Sales & Marketing

The Director of Admissions will develop, plan, coordinate, organize, and direct the sales and marketing, leasing, admission, and public relations program for the campus in accordance with established company policies and procedures, standards, and guidelines; current federal, state, and local laws and regulations governing the campus, marketing, leasing, and admissions.

Position Summary:
We are seeking a dynamic, growth-minded Director of Admissions / Sales & Marketing to lead our census-building and business development strategies across our senior living and care continuum. This high-impact role is focused on driving census growth through strategic lead generation, referral management, and conversion-focused sales practices. The ideal candidate is not only a strong communicator and relationship builder but also a strategic thinker with a sales playbook approach—bringing structure, consistency, and accountability to the admissions and outreach process.
Key Responsibilities:
Business Development & Census Growth:
- Own and execute a strategic business development plan to grow census across independent living, assisted living, memory care, outpatient therapy, and respite services.
- Identify market opportunities, set growth targets, and measure outcomes tied directly to move-ins and census expansion.
- Use data and trends to proactively forecast and respond to referral patterns and occupancy challenges.
Sales Leadership & Execution:
- Develop and refine a repeatable sales playbook that outlines lead handling protocols, follow-up cadences, tour scripting, and conversion strategies.
- Lead daily sales efforts, including tours, assessments, and family meetings, with a focus on closing.
- Guide the full lifecycle of inquiries—from first contact through move-in—with high-touch follow-up and a consultative approach.
Referral & Relationship Management:
- Build and sustain meaningful referral pipelines by developing strong partnerships with hospitals, physician offices, case managers, home health, and hospice providers.
- Represent the organization at networking events, business development opportunities, and community engagement functions.
- Stay visible and accessible to referral sources to remain top-of-mind for placement decisions.
Cross-Functional Collaboration:
- Partner closely with the executive director, clinical team, and regional leadership to ensure alignment between operational capacity and sales strategy.
- Participate in weekly census reviews, marketing meetings, and strategic planning discussions.
Metrics & Performance Tracking:
- Maintain real-time, accurate tracking of leads, tours, conversion rates, and move-ins.
Monitor and report on sales activities and performance against census targets.
Territory Management:
- Travel regularly to build relationships and manage referral partnerships in Norfolk, Pierce, Wisner, Wayne, and surrounding service areas.
Qualifications:
- Bachelor’s degree in marketing, business, communications, or a related field preferred.
- OR minimum 5 years of proven success in healthcare admissions, sales, or business development—preferably in senior living, LTC, hospice, or home health.
- Demonstrated success in closing sales and exceeding occupancy or census growth targets.
- Strong interpersonal skills with an ability to quickly build rapport and credibility.
- Exceptional organizational and time management abilities with a drive for results.
- Comfortable working in a metrics-based, performance-driven culture.
- Must have a valid driver's license and reliable transportation for regional travel.
Compensation:
- Competitive base salary plus performance-based incentives directly tied to census and occupancy growth.
