About the Project
I’m redeveloping Richmond’s 1938 Intermediate Terminal Building into The Terminal, an upscale wedding & cultural-event venue. Our RFP submission to the Richmond EDA is due August 28.
Mission & Deliverables (21-Day Timeline)
Day 1–3
Review existing 5-year model & CAPEX; list assumption gaps.
Day 4–8
Build sensitivity tabs (45/55/65 events, 50 % vs 60 % cost ratios).
Day 9–14
Draft capital-stack & repayment waterfall (sponsor equity, LP equity, SBA loan, tax-credit tranche).
Day 15–18
Stress-test flood & parking allowances; update contingency ranges.
Day 19–21
Produce 2-page Finance Executive Summary + final Excel hand-off (Aug 24).
Ideal Candidate
Final-year student or recent grad. Ideal majors: Real Estate (B.S.), Finance (B.S.) or Economics with real-estate-finance coursework
Advanced Excel & scenario-analysis skills
Interest in hospitality / adaptive-reuse projects
Proven ability to hit hard deadlines
Compensation
Success stipend of $2,000 payable only if the project advances to the next EDA phase. Regardless of outcome you’ll receive full attribution in the submission and a recommendation letter.
