Summary:
As a Leasing Associate, you will gain hands-on experience in a dynamic and fast-paced environment, learning from industry professionals while actively contributing to innovative property management projects, and leasing initiatives. You will play a key role in supporting the property management team through various disciplines such as administrative skills, marketing of properties, showing units and fielding new tenant inquiries as well as supporting existing residents. This position offers the opportunity to expand your real estate knowledge through excellent hands-on experience while benefiting from mentorship and networking facilitation. This position will allow you the freedom to explore the field as an actual participant– you will be a functional part of team success!
Overview - Summer Internship:
Location: Campbell, CA (and surrounding areas)
Duration: 28 - 32 weeks
Time Commitment: Approximately 20-30 hours per week
Essential Duties and Responsibilities:
Leasing:
- Assist in leasing apartments; maintaining a list of available apartments, responding to telephone and email inquiries, showing apartments, qualifying prospects.
- Collect, process, and report receipt of application fees, security deposits, rents, and other fees.
- Inspect the apartment with the new resident, fill out move-in inspection forms, review all leasing paperwork and property rules.
- Assist with move out process; sending Request to Vacate forms, move out packets, and scheduling move out inspections. Participating in move out inspections. Assist with processing security deposit returns.
- Assist in the processing of invoices, receipts, and payments related to property management. Collaborate with the accounting team to ensure accuracy and efficiency in financial transactions.
- Obtain knowledge in the management of renewals, tracking lease expirations, recording notices to vacate and interviewing residents for reason, preparing lease expiration letters and renewal leases.
- Obtain knowledge to comply with all Fair Housing regulations and other laws as they relate to property specific guidelines and occupancy standards.
Marketing:
- Conduct research on current market trends, competitor listings, and demographic data to tailor listing strategies for optimal results.
- Provide insights and recommendations based on market analysis to enhance the competitiveness of our listings.
- Develop engaging and accurate property listings for vacant units, highlighting key features, amenities, and unique selling points. Collaborate with the leasing team to gather essential information about the property and ensure accuracy in all listing details.
- Utilize property management software and online listing platforms to upload and manage property listings. Regularly update and maintain the accuracy of listing information.
Customer Service:
- Facilitate timely and responsive communication with all tenants and potential tenants.
- Obtain knowledge in recording and acting on resident service requests, ensuring excellent customer service with same day or maximum 24 hour follow up.
- Perform other duties as required.
Requirements:
- Proficiency with Mac
- Proficiency with Excel, Word, Zoom, Google Docs/Sheets
- Strong time-management and organizational skills
- Strong analytical and problem-solving skills
- Strong communication skills (verbal and written)
- Excellent interpersonal skills
- Proficiency in Spanish is a huge plus (not required)!
- Great attention to detail
- Valid driver's license and a dependable vehicle for transportation
- Availability to work one day of the weekend
